HISTORIC MOMENTS
First there was ONE

Manila Board of Realtors, the first and foremost board in the Philippines, was organized on November 7, 1938.  It was originally named the “Manila Realty Board.”  Its founders were:  Macario Arabejo, Jose Araneta, Federico Calero, Jose Felix, Colin Hoskins, Rosendo Subido Jr., J. Perez de Tagle, and Tomas de Vera.

Then there were TWO
MBR members Lucio Ildefonso, Federico Calero and Aurelio Aquino took the first bold steps to spread realtorism in the country.  With their help, the Davao Realty Board was organized and eventually incorporated with the SEC in 1951.
In 1952, the Manila Board itself registered with the SEC as the “Manila Board of Realtors, Incorporated.”  At that time, it was already the country’s exclusive affiliate board of the prestigious National Association of Real Estate Boards (NAREB), USA and was given the right to use the term and trademark  “Realtors.”  Among the incorporators of MBRI were:  Federico Calero, Colin Hoskins, Lucio Ildefonso, Teodoro Kalaw, Jr., Gervacio de Ocampo, Jr., Rosendo Subido, Antonio Varias, Artemio Valencia, and Tomas de Vera.  All of them, except one, eventually served as president of MBR.
In 1953, Antonio Varias succeeded Calero as MBR president.  He felt that the two boards (Manila and Davao) were not enough to constitute a truly national association. Varias wanted more boards organized in other urban centers of the country.  In 1955, he appointed a committee to organize more REALTOR Boards. An intensive campaign was launched. People who wanted to become real estate brokers were taught and made to take the broker's licensing examination. Five years later 7 more boards were formed. 

And then there NINE.
It takes nine months to make a baby.  It took nine boards to give birth to PAREB. Five years later the Philippine Association of Realtors Boards (PAREB) was born. The organizing members were leaders from 9 Boards and 6 individuals.

The first PAREB member boards were -- Manila Board of Realtors, Davao City Realtors Board, Quezon City Board of Realtors,  Pasay City Realtors Board, Baguio Realtors Board,  Bicol Realtors Board,  Cavite Realtors Board, Cebu Board of Realtors,  and Negros Realtors Board.  The individual founding members were -- Ernesto G. Castaneda; Ramon F. Cuervo, Jr.; Alberto E. Filamor; Artemio U. Valencia; Rosendo V. Donida; Ciriaco N. Montano
A formal signing of the PAREB Articles of Incorporation, which was held on April 29, 1960, and it was formally notarized on May 15, 1960 (adopted as the birthday of PAREB) and approved by the SEC on June 2, 1960.
  
The individuals listed and signing as incorporators were --  Marcelo S. Balatbat; Alfredo Buot; Federico Calero; Juan Espolong; Colin M. Hoskins; Lucio Ildefonso; Teodoro Kalaw, Jr.; Aurelio Locsin; Macario Mariano; Domingo Pascual; Juan M. Ruiz; Rosendo O. Subido; Antonio Varias; Tomas de Vera; Juan F. Zarate

Notably, 7 out of the 15 were past presidents of Manila Board. 

For decades, Manila Board continues to be at the forefront of “realtorism” in the country.  That tradition goes on.  Year after year, MBR has led in conducting review seminars for agents taking the DTI licensing examinations and increasing their ranks as the real estate economy grows.  Today, MBR continues to be one of the most respected and largest realty associations in the country with about 300 members.

For 2013, the Manila Board is led by President Wilfredo Segovia, a real estate broker, appraiser and civil engineer.  With the strong support of 16 past presidents who are still active members, MBR celebrates its 75th anniversary in 2013 with the theme – “Serving real estate 75 years”.

The history of the Manila Board of Realtors will not be complete without mentioning the names of its dedicated leaders, the Past Presidents –

 The linkage with NAR

The Manila Board of Realtors brought the REALTOR trademark to our country. 
On February 3, 1953 NAREB recognized MBR as a national organization and elected REALTOR Federico Calero as a NAREB Director.

Manila Board was accredited as an affiliate of the National Association of Realtors Board of the USA (NAREB, now the NAR-USA).   MBR members were given the right to use of the trademark REALTOR® in doing real estate business in the Philippines. The trademark was patented to NAREB and registered with the U. S. Patent Office  (Document Nos. 519780 and 515200) and with the Philippines Patent Office (Document No. 5385).
But when the national association PAREB became reality, Manila Board turned over its exclusive accreditation and shared it with all other member boards of the national association. 
On November 2, 1960, NAREB signed an agreement with PAREB. The agreement effected recognition of PAREB as a national association and as NAREB's sole affiliate in the Philippines. Also, the agreement passed on from the Manila Board of Realtors to PAREB, its constituent boards and members the authority to use the trademark REALTOR® and the block "R" logo in doing real estate business in the Philippines. NAREB president C. Arnel Nutter signed for NAREB and PAREB president Antonio Varias for PAREB. Witnessing the signing, which was held at the Ceremonial Hall of Malacañang Palace, were Philippine President Carlos P. Garcia and U.S. Ambassador John Heckerson. 

Over the years, PAREB grew to become the largest organization of real estate service practitioners in the country.  But along the way, the historic affiliation with NAR was not renewed and in 2011, NAR shifted its local affiliation from PAREB to CREBA.

Manila Board of Realtors (MBR) is the oldest local organization of real estate
service practitioners in the country.  Founded in 1938, it is going to celebrate its
75th anniversary in 2013.  MBR has more than 200 members, comprised of real estate brokers, appraisers, consultants and corporate members who are property developers.  Many MBR members are also professionals in other allied fields such as lawyers, engineers, accountants, doctors, bankers and financial executives.  MBR is the forerunner and founding member of PAREB, the country's largest national organization of real estate practitioners.

Categories of Membership:  Regular, Associate, Lifetime, Honorary and Corporate
ñ  Regular members are licensed practitioners - brokers, appraisers, consultants;    annual fee P3,000.
ñ  Associate members are agents, executives, partners, associates not yet licensed; annual fee P2,500.
ñ  Lifetime members are the MBR past presidents who have retired from practice but still members of MBR 
ñ  Honorary membership is conferred to a select number of individuals for service to the industry.
ñ  Corporate members are companies, institutions, partners-in-service and supporters of MBR.

The Manila Board of Realtors, Inc. is the oldest SEC-registered non-stock, non-profit professional association of real estate practitioners in the Philippines.  Organized on November 7, 1938, initially as an association of practicing real estate brokers, it was originally named the Manila Realty Board. 
The organizations founders were:  Macario Arabejo, Jose Araneta, Federico Calero, Jose Felix, Colin Hoskins, Rosendo Subido,  J. Perez de Tagle,  and Tomas de Vera. Many of them were among the country's pioneering leaders in the real estate industry.

Despite growing pains and the disruption of WWII, the association survived and prospered to become a recognized voice in the country's real estate industry.   Thus, the Manila Board of Realtors was admitted into membership with the largest worldwide association of real estate brokers – the National Association of Real Estate Boards of America (NAREB).  By virtue of this membership, it was thereby authorized to allow its members to use the term “ Realtor”, a copyrighted service mark registered in the United States Patent Office.
In 1952, the Manila Realty Board was incorporated with the Securities and Exchange Commission of the Philippines as the “Manila Board of Realtors, Inc.”  Among the incorporators were founding realtor members – Federico Calero, Colin Hoskins, Lucio Ildefonso,  Tedoro Kalaw, Jr., Gervacio de Ocampo, Jr., Rosendo Subido,  Antonio Varias, Artemio Valencia, and Tomas de Vera. 

As its ranks grew beyond Manila, there was a need to create new chapters nationwide.  Thus the Manila Board spearheaded the organization of several other realtor boards in various cities nationwide and this today has become the country's largest group of realty practitioners – the Philippine Association of Realtors Boards.
Eventually, many other real estate organizations spinned off from the PAREB, among them –  REBAP and NAR Philippines.   PAREB itself was incorporated in 1960 and today has more than 50 member boards nationwide.

In 2011, the U.S.-based National Association of Realtors (formerly the NAREB) shifted its local affiliation from PAREB to CREBA.  Thus,  PAREB renamed to the Philippine Association of Real Estate Boards (still “PAREB” for short) and discouraged member organizations from using the term “Realtor” unless directly affiliated with NAR.


Today, the Manila Board continues to be the biggest member organization of PAREB, with close to 300 members.

The First Realtors® of the Philippines and of Asia built a monument for the real estate industry. And beneath the sands, stones, slabs and sediments of that edifice are their dreams. As its apex is a glimpse of success. For those who dreamt and built it were great men whose visions were too far!

The First Realtors® were born to the mother of industries in the continent used to be connected by land bridges we now call Asia. They first saw the light in 1938 amidst the uncertainties of times and husbanded themselves to the land of their birth.


They were the first caretakers of a distinguished title bequeathed by their big brothers, the Americans, and nurtured this name, protected it from usurpers and pretenders, as they safeguard the land of their birth.
Today, the First Realtors® have many sons and daughters. They bear the name, but some have forgotten their noble beginning. Even in their modest achievement, some would not pay homage to their forebears-they, who made the ways for them to enjoy the blessings of being ‘REALTORS®’.


Would they even care to know who these founders were?
Spread in various clans, some would even look down upon others because they feel they are stronger than them. While this is true even among families, this must be also be true in a society that does little to cherish its beginning. That is why we see a world full of trickery and broken dreams, of greed and hate among fellow men.
Remembering the glorious past is the most important gesture, we REALTORS®, can do to honor the legacy of our forebears. For by doing so, one reflects his true character.


And looking back…with tears…one reminisces their hardships as they planted the seed and…
Realtorism was ushered in the Philippines with the organization on November 7, 1938 of the Manila Realty Board, later incorporated and renamed Manila Board of Realtors® in 1952 by REALTOR® Colin McCrae Hoskins.
With Hoskins, the following constituted the nucleus of the pioneer realty board: Jose Araneta, Federico Calero, Jose Felix, Rosendo Subido, J. Perez de Tagle, and Tomas de Vera.


Subsequently, the Manila Board of Realtors was admitted into the membership of the National Association of the Real Estate Boards of America (NAREB), and was thereby authorized to license its members to use the term REALTOR®, a service mark owned by NAREB and registered in the United States Patent Office as Doc. Nos. 519780 and 515200, and in the Philippines as Doc. No. 5385.


This humble beginning paved the way for the organization of many other Realtors® Board when members of the founding Board ushered the creation of what is now the Philippine Association of Realtors®, Boards, Inc. (PAREB) to where we belong, from where even other national realty associations such as the Real Estate Brokers Association of the Philippines (REBAP), the NAR Philippines, and many more came from.


Remembering the past comes the obligation to honor the name ‘REALTOR®’. The choice of this title came not only from our founding fathers, because even the United Nations to whom they have put their trust in the making of a civilized world, have – time and again-recognized and honored only the name REALTOR®. Nations around the world have done the same and even enacted laws to strengthen its meaning.


Many who do not recognize this may have lost the grasp of the real world. While short of demeaning themselves for renouncing a noble name, they forfeit the chance of what the future have in store for those who keep the tradition in the global community of Realtors®.


For the word REALTOR® is the sole title recognize worldwide. And in today’s globalization, this title is the only link to every country’s real estate service organization. The use of other names does not usher recognition.
It is for these reasons that we honor the vision of our First Realtors®.
This is the scenario they have seen when they adopted the name 69 years ago. And so today, in deep gratitude to the founding Realtors®, we, the siblings of the First Realtors®, hereby write this epitaph to them:

“The days of the old only pass but once. But once they walked this nations, this continent and developed the land to its highest and best use. They saw it flourish and it was good.

They ensured our success today and even nurtured a bright future in the families of nations. Their unselfish endeavor gave us a noble name - REALTOR® - which we owed so much to them.

They, the First Realtors® in the Philippines and in Asia, shall always remain in our hearts as we walk to reap the harvest they had sown for us and the generations to come”


Having done so, we see our future REALTORS® looking back and uttering the words we now speak in the language of the young and the wise:

“We walk a mile, and found nothing. Still another mile still nothing. And miles and miles, until we see many things footprints of our Realtors® who for centuries have walked this land, enshrined its meaning to what we call our home – and now our abode, the only place, the FIRST – The Manila Board of Realtors, Inc..”
